How energy efficient are your properties?

All properties that are marketed to rent require an Energy Performance Certificate (EPC). Landlords have to make an EPC available to prospective tenants as part of the lettings process.  The certificate, which is valid for 10 years, rates the energy efficiency of a property, and makes recommendations for improvement.

Landlords will not be under any obligation to follow any recommendations in the EPC or carry out work to improve the energy efficiency of their property. It's worth considering though that tenants may use the certificate to help them choose which property to rent, making higher rated properties more desirable.

The top recommendations for improving energy efficiency are: cavity wall insulation, loft insulation, low energy lighting, thermostatic valves on radiators and double glazing.
